Taxes in Durham
What Durham taxes, at what rate, and how that compares. Property tax is the town's main revenue source, so these figures sit underneath most decisions the Select Board makes.
Your bill
Real-estate accounts with a bill above zero, 2,063 of 2,129. Half of bills fall between $3,048 and $6,153; the largest tenth pays 24.7% of the tax; 35 bills of $10,000 or more are outside the chart. 66 accounts owe nothing and 24 personal-property accounts ($34,504 of tax) are excluded. Bills are what was committed on 1 April 2027 before abatements and say nothing about payment.

Town of Durham, 2027 Real Estate Tax Commitment Book (committed 2026-08-11)
Each account's full block parsed (owner, co-owners, mailing address, acreage and exemptions), then aggregated by owner. The parse is accepted only when it reproduces the book's own Final Totals line and the line-by-line read exactly. Aggregates and largest owners are published; the per-account table is not. Bills binned in half-open $500 bands from real-estate accounts with tax above zero; the 35 bills of $10,000 or more are held in one open row

Data as of 11 August 2026 (the commitment date printed on the 2027 books); retrieved 7 September 2026.
Compared with Maine
- Tax committed, 2027
- $10,101,967
- Durham's own assessed valuationimplied
- $396,155,582
- because a mil is a dollar per thousand
- 1,000
- Mil rate, per $1,000
- 25.5
The assessed valuation is not published directly; it is what the two figures above imply, and multiplying it back by the rate returns the committed total exactly. The committed total also covers 24 personal-property accounts ($34,504 of tax), so it is not the $394,799,520 of real estate the commitment book counts further down this page. The full-value rate of 9.73 cannot be reached this way: Maine Revenue Services calculates it against a state valuation certified on its own schedule. Dividing the same commitment by the 2024 state valuation shown further down this page gives 14.29, not 9.73, so the two cannot be reconciled from anything here.
Full-value tax rate vs the state
Durham sat below the Maine average from 2000 to 2013, above it from 2014 to 2023 and below it again in 2024 (−0.64 against the state average).
Maine Revenue Services2000–2024
65% of Maine municipalities pay a higher rate. 12 municipalities have a rate under 4.00. County averages and the state total are excluded.

Maine Revenue Services, State Valuation History and Full Value Tax Rates
State valuation normalised to dollars (the source states 2025-2026 in dollars and earlier years in thousands); full-value rates read from the workbook's own year header, which carries 2000-2024 despite the download being labelled 2013-2024. Statewide list filtered to municipalities: the county-average rows and the state-total row are removed, leaving 500; rank counts municipalities with a lower rate, so tied rates share a rank

Red shading where Durham's rate is above the Maine average, blue where below: below in 15 of 25 years, above in 10. Rate per $1,000 of state valuation; the town's own 2027 mil rate (25.5) applies to local assessed values and is not comparable.

How Durham compares to its neighbours
Lower means less tax for every dollar a property is worth.
Maine Revenue ServicesFull-value rates, 2024
Rates depend on the timing of state valuations and revaluations, so a large fall can be a reassessment rather than a policy change. Auburn and Lewiston are cities with different service loads. The $300,000 column is the rate times 300 and is not what any bill says: bills use the town's own assessment and mil rate.

The state publishes 2025 and 2026 in dollars but earlier years in thousands. Taken as published the line would appear to jump a thousandfold in 2025, so every figure here has been converted to dollars.
Who owns Durham
Everything above measures the town as a whole. The commitment book counts it property by property: 2,129 real estate accounts carrying $394,799,520 of assessed value. It shows how unevenly that value sits.

The ten largest owners
Owners are grouped across all the accounts they hold, so an owner with 13 accounts appears once. Much of the top of this list is infrastructure rather than people: transmission lines, a pipeline and a hydro operator. Grouping is by the name the book uses, and the book carries two spellings for Central Maine Power, "Central Maine Power" and "Central Maine Power Company", which are listed separately here rather than merged on a guess. Together they hold $21,652,400 across 9 accounts.
Names as the commitment book spells them, so Central Maine Power appears twice; together they hold 5.5%. The ten largest owners hold 8.9% of assessed value between them.

Central Maine Power's largest account is assessed at $19,932,900 and its location is recorded as "VARIOUS": the distribution network across the whole town, valued entirely as land with no building on it.

This is a mailing address, not a residence. An owner who uses a PO box in Lisbon Falls, or a family trust administered by a lawyer in Portland, is counted as out of town even when the family lives on the parcel. The out-of-town figure is therefore an upper bound on absentee ownership, not a measurement of it. Most out-of-town owners are close by: the commonest are BRUNSWICK (24), FREEPORT (22), LISBON FALLS (17), PORTLAND (16). At least 49 accounts are billed outside Maine; 30 carry no state that parsed.

What the town does not tax
$23,158,280 of assessed value is exempt, across 1,243 accounts. The great majority is the homestead exemption, claimed on 1,130 accounts, roughly 53% of all real estate accounts in town. Of the other 113 accounts, 18 are municipal property, 22 carry veterans' exemptions and 6 are charitable holdings.
This book says what was billed, not what was paid. A tax commitment is the assessor's list as of 1 April: the tax each account owes for the year. Unpaid balances, liens and abatements are recorded elsewhere and are not in this dataset, so nothing here shows who owes the town money, only who was charged, and how much.
